A large number of unauthorised buildings have been constructed around the city. To regularise these properties, the Chhatrapati Sambhajinagar Municipal Corporation (CSMC) has adopted the provisions of the Gunthewari Act. So far, 1,828 properties have been regularised, generating an income of Rs 30 crores for the corporation. The municipal corporation has announced a 50% discount on the Gunthewari fees, which will be valid until December.
The Maharashtra government issued orders to regularise unauthorised properties built before December 2020 under the Act. Based on this directive, the municipal administration has been running a campaign to regularise properties for the past few years. Initially, a 50% discount was given on the regularisation fees. However, when this discount was discontinued, there was no significant response from citizens. As a result, administrator G Sreekanth decided to offer a 50% concession on development charges for regularising constructions of up to 2,000 square feet. Between April and September 2024, over 1,000 properties were regularised in just six months.
Due to difficulties in accepting regularisation applications and a shortage of engineers, the administration decided to implement a "Single Window" scheme. Architects have been instructed to submit proposals directly through this one-stop portal. This initiative has received a positive response. Properties located in the Green Zone of the new city development plan have been moved to the Yellow Zone, which has led to an increase in the number of applications for properties in the Green Zone. Proposals from areas like Satara-Deolai, Padegaon-Mitmita, Chikalthana, and Sundarwadi are being submitted.
