Chhatrapati Sambhajinagar: Divisional Commissioner and Metropolitan Commissioner of CSMRDA Dilip Gawde on Tuesday ordered all sub-registrars to comply with the provisions of the Maharashtra Gunthewari Amendment Act 2021 while doing property documents registration.
The government has approved the implementation of the Gunthewari Act within the Chhatrapati Sambhajinagar Metropolitan Development Authority (CSMRDA) limits. Henceforth, the concerned planning authority should approve the plot’s registration documents and drawing without its regularisation.
There are 313 villages under the authority. While doing construction within the limits of the villages requires non-agricultural permission and plots drawing approval from the authority.
Since there are complaints of a large number of unauthorised constructions in this area, the government has approved the implementation of the Gunthewari Act within the CSMRDA limits, which has paved the way for the regularisation of unauthorised constructions.

Unauthorized plot sales to be curbed
Unauthorised constructions are resulting in the rise of slums. Since the roads in the settlements are narrow, it can be difficult for fire brigade, Municipal Corporation, police team, ambulance and other vehicles to pass in a disaster situation. Therefore, all sub-registrars should not approve drawings of the plot, registration documents and approval of map until the plot is regularised by the concerned planning authority. This will help to regularise the unauthorised plot and their sales will be curbed.
